You’ll notice a dramatic lack of inventory which has been driving the “Seller’s Market” we’ve been experiencing for some time now. Total units sold in Maryland is down 26%, comparing 2022 to 2023 YTD.

What happens when supply is low but demand is high? This: the median sold price has increased for several counties, the days on market (the time it takes a home to sell) are relatively low and homes are typically selling for more than they were listed for.
